Who we are
NYC Board Applications is a specialized advisory service focused exclusively on co op and condo board application preparation for buyers in New York City.
The service is led by Gilbert Simrall Meem, a licensed New York real estate salesperson and native New Yorker with more than sixteen years of experience representing buyers through some of the city’s most selective and financially rigorous boards. This work is not theoretical and it is not limited to guidance. Each engagement involves hands on preparation, organization, and submission of complete board packages tailored to the specific building and managing agent.
Sim personally prepares buyer financial statements, supporting documentation, and application materials, coordinates references, reviews liquidity and debt ratios, and submits final packages to managing agents. He understands how boards evaluate risk, how inconsistencies raise questions, and how to present complex financial profiles clearly and accurately.
This service is designed for buyers who are under contract or approaching contract in a co op or condo building and want their board application handled with the same care and precision as the transaction itself.
